Realsee Sketchup Files Instruction

Realsee's Sketchup Models(.skp) are hand-built deliverables created from your scan data. Unlike automatically generated 3D meshes (OBJ/GLB), these are true design files: walls are walls, doors are doors, and every element is organized and named so your team can pick it up and work with it directly.
SketchUp models are best for design, space planning, visualization, and concept work — a lightweight, easy-to-edit 3D model of the space as it exists today.
Need IFC, schedules, or downstream BIM analysis?
Choose Revit — SketchUp is a 3D design model, not a BIM deliverable.

1. What You Get

A LOD 200 as-built 3D model of existing conditions, built by hand from a laser scan.
Every order includes:
  • Native SketchUp model (.skp) — hand-modeled, not an auto-generated mesh
  • Organized Tags and Scenes — geometry grouped into reusable Components and Tags, with saved Scenes for navigation
  • Registered point cloud (.e57) — included at no extra charge, delivered alongside the model (as a separate file), so you can check our work yourself
  • Scene preview images (JPG) — for quick reference
Optional add-ons (first release): Built-in Casework & Fixtures; Furniture & Appliances; Visible Power, Data & Controls

What it is: an accurate, editable 3D record of the building as it exists today, at LOD 200 geometry — ready for design, planning, and visualization.
What it is not: a BIM deliverable (no IFC, no parametric objects, no schedules), a permit model, an MEP engineering deliverable, or a construction / coordination model. If you need those, Revit is the accurate starting point — this is a lightweight 3D model for design and visualization.
Units. Choose Metric (mm) or Imperial (inches) at checkout. Your selection sets the model's working units and the format of any dimensions and room data.

2. Accuracy

Most accuracy disappointments come from one number that doesn't survive a tape measure. So instead of one number, here's how accuracy actually works — on two independent axes (per the USIBD LOA framework):

Most "inaccurate model" experiences are Represented Accuracy failures — the scan was fine, but the model didn't reproduce it faithfully. That's the axis our modeling standard is built to control.

2.1 How we handle Represented Accuracy today

  • Our modeling standard requires elements to be built within 15 mm (5/8") of the point cloud on scanned surfaces — the LOA 20 working class.
  • If you find a deviation beyond that on scanned surfaces, we fix it free of charge.
  • We do not currently publish formal accuracy declarations, warranties, or verification reports. Those capabilities are on our roadmap — until then, we'd rather under-promise than hand you a number we haven't earned.

2.2 Relative, not absolute

We deliver relative accuracy — the correctness of dimensions within the building (a room's size, a wall's thickness, the distance between two columns).
We do not provide absolute accuracy (position in a site / survey coordinate system). If your project requires survey-grade absolute coordinates, that needs a surveyor with ground control — it's outside our service.

2.3 You can check our model yourself

The registered point cloud ships with every model, so you can run a model-to-point-cloud check yourself (in CloudCompare, or by overlaying the point cloud in SketchUp) and see exactly where it lands. You don't have to take anything on faith.

2.4 Where the scan can't see

Occlusions and scan shadows are inevitable. Geometry we had to infer is noted per element inside the model (Entity Info → Description) — disclosed, not silently modeled as if precise.
And before modeling starts, we check your point cloud; if it can't support the target quality, we tell you before we begin, not after.

3. What We Model (Scope)

Modeled by default (base model):
  • Structural shell — exterior / interior walls (with thickness), floors, roofs, ceilings
  • Vertical circulation — stairs
  • Doors, windows, curtain-wall glazing, skylights
  • Visible ceiling MEP — ceiling lights (downlights, linear, pendant), HVAC air terminals / diffusers (supply / return / exhaust), ceiling-mounted smoke / heat detectors, and extract fans
All at LOD 200.
Ceiling MEP is part of the base model — it does not require an add-on. Wall- and floor-mounted electrical (panels and devices) are a separate add-on; see §5.

Modeling conventions that prevent the usual problems:
  • Geometry is built to the point cloud's as-scanned actual dimensions — not traced from scan noise; any genuine non-standard condition is modeled and noted, never left unexplained.
  • Elements are modeled as reusable Components and organized under a documented Tag structure, so the model is consistent from modeler to modeler.
  • Native SketchUp geometry — not imported CAD linework.

Not modeled (unless added): furniture & casework, fixed fixtures, wall-mounted power / data / control devices, detailed materials, signage / artwork. (See §5 for what each add-on covers.)

4. Standards & Interoperability

  • Geometry: BIMForum LOD 200 — generalized elements with accurate size, shape, location, and orientation, suitable for design reference and visualization.
  • Accuracy: USIBD LOA (v3.1, 2025) — measured accuracy stated by capture device (see §2).
  • Format: native SketchUp .skp + organized Scenes and Tags.
  • No IFC / no BIM data export in the first release — SketchUp is a design and visualization model, not an OpenBIM deliverable. For IFC and schedules, choose Revit.
  • Deliverable governed by a written LOD 200 As-Built modeling standard, so quality doesn't vary by modeler.
Where a space's function can't be determined from the scan, it is labeled "Room" rather than guessed.

5. Add-ons

The base model already includes the architectural shell and visible ceiling MEP.
The following add-ons extend it.

How items are modeled
  • Furniture, appliances, and fixtures are placed as reusable Components at scaled footprints / simplified volumes — recognizable by category, not modeled in fine detail. Radiators and bespoke / custom pieces are shown as footprint volume only.
  • Placed and oriented as found in the scan; modeled only where clearly visible and unobstructed.

Not included in the add-ons
  • Individual sockets, switches, data / telephone outlets, and thermostats are not placed as separate components in the SketchUp product. (At LOD 200 in a 3D model these points are not modeled individually.)
  • Concealed / behind-wall services, conduits, wiring runs, circuits, or load calculations.
  • Small loose objects on surfaces, signage, and artwork.
The registered point cloud is always included at no extra charge.

6. Acceptance & Warranty

  • Every model passes our internal QA before delivery — SketchUp audit, purge of unused data, Tag / Scene completeness, and standards compliance.
  • Modeling tolerance: elements are built within 15 mm (5/8") of the point cloud on scanned surfaces.
  • Find something off? Report deviations beyond tolerance on scanned surfaces and we fix them free of charge.
  • Not covered by rework: inferred / occluded areas (noted in the model — there's no scan data to model against), expectations tighter than the 15 mm working tolerance, absolute / site-coordinate comparisons (we deliver relative accuracy only), and issues caused by the point cloud itself.
  • A formal acceptance and warranty framework (accuracy declarations, verification reports) is on our roadmap.

8. FAQ

1. Is the file editable?
Yes. You receive a native SketchUp .skp file with organized Components, Tags, and Scenes — open and edit it directly in SketchUp.

2. Is this a BIM model?
No. SketchUp is a lightweight 3D model for design, planning, and visualization. It has no IFC export, no schedules, and no parametric BIM data. If you need BIM, choose Revit.

3. How accurate is the model?
Geometry is produced to LOD 200. Measured accuracy depends on the capture device: ±10 mm with Galois P4 (within the USIBD LOA30 band) and ±20 mm with Galois M2 (within LOA20). Our modeling standard additionally holds elements within 15 mm of the point cloud.

4. Can I check the model against the point cloud?
Yes. The registered .e57 point cloud ships with every model — run a deviation check in CloudCompare, or overlay it in SketchUp to compare against the scan.

5. Does point-cloud accuracy equal model accuracy?
No — they're separate axes (Measured vs Represented). A great scan can still yield a poor model if it isn't reproduced faithfully. Our modeling standard controls the reproduction, and we ship the point cloud so you can check it.

6. Can I use this for permitting or construction?
It's an accurate as-built base, but because it's scan-derived rather than a field survey, we recommend independent field verification before relying on it for construction, permitting, or as-built records.

7. What's the difference between the ceiling MEP in the base model and the Visible Power, Data & Controls add-on?
Ceiling-mounted items — lights, HVAC diffusers, ceiling detectors, and extract fans — are included in the base model.
The Visible Power, Data & Controls add-on covers wall-mounted panels and devices.

8. Are materials included?
Models are delivered with generic materials, suitable for design and spatial reference.

9. Why are room names in English / not what I labeled them?
Room names are drawn from the Realsee standard room vocabulary to keep deliverables consistent. Where a space's function can't be determined from the scan, it is labeled "Room".
